- The Homeowners Associataion shall consist of all owners of lots and homes in Punta del Burro. It shall meet twice a year on the second Sunday of January and the second Sunday of May, and shall elect yearly a president, vice-opresident, secretary and treasurer and such other officers of committee persons as may be needed. Each property owner should have one vote per property. A quorum shall consist of 75% of the homeowners or representatives. Written proxy may be given to another homeowner to vote at meetings where the home/land owner cannot be present. Residents are expected to assist with community upkeep. Those property iowners choosing not to help personally with cooperative efforts, such as emergencty rtepairs to water pipes, should pay their workers for assistance help.
- Before each meeting a written agenda of matters to be voted on shall be sent to all members. New business may be brought before the meeting, but voting on critical issues shall be delayed until the next duly notified meeting.
- The Homeowners Association of Punta del Burro shall be empowered to collecvt dues as set by vote of the association, utility bills as calciulated monthly, and any sp[ecial asssessments approved in advance by the majority of the membershikp for improve,ments in advance by the majority of the membership for improvements or repoaris on access roads or other community facilities.
- The shall be a penalty for non-payment of dues, utilities and assessments. Those not paying for ghookups or monthly fees iun a timely manner shall be denied water and power and shall have liens placed upon their property until payment of aassessments is complete.
- There is to be a committment to minimal future non-native landscaping to conserve water resources. Rental properties ior other high volume water users including existing homes, shall pay an additional higher fee for water consumed above an equitable per-family amount as agreed upon by the majority.
- This is a residential community. No structure higher than two stories is permitted. There shall be no building for commercial use, such as full-time rental, hotels, shops or services and no change of use of existing structures for such commercial enterprise.
- All parking of cars, boats, trailers, etc. of owners or guests must be within the boundaries of property owned by the resident. Visiting cars, trucks, and service vehicles muyst not block the roadways or cause such narrow passage as to be hazardous to passing vehicles.
- Animals are permitted as long as they are not a nuisance to neighbors.
- Septic systems, compost piles, animals, etc. must not be allowed to impact adjacent homeowners with disagreeable odors. It is the responsibility of the offending homeowner to correct such problems.
- Existing as well as future homes must take necessary steps to ensure that erosion and run-off due to building, landscaping or paving on their property will not harmfully impact other properties. If there is a run-off problem, it is the responsibility of the offending homeowner to correct the problem by proper channeling at his/her expense.
